Hello,
I would be grateful for checking or explaining these information because I wanted to be sure if they are correct.

they - the speaker has some knowledge of the things mentioned
these - the speaker is close to the the things mentioned

They and these can be both used for things, animals and people: is that correct?

Are both examples below correct or any of them should be used in some particular circumstances?
Scandinavian people usually share some common characteristics. These are tall height, blond hair and friendlyness.

The spelling is 'friendliness'.
The first pair of sentences is OK, but 'They' in the second pair of sentences is confusing-- 'they' may refer to 'people'.


Is the usage dependent of the fact if we know these characteristics or not?-- No

they - the speaker has some knowledge of the things mentioned-- Not necessarily; the pronoun merely refers to a plural noun known to the reader.

these - the speaker is close to the the things mentioned -- Usually, relatively, and either physically, psychologically or metaphorically.


They and these can be both used for things, animals and people: is that correct? -- Yes, any plural noun, I think.

Shouldn't we always suppose that a pronoun they always refer to a last thing mentioned? In that way the sentence I wrote couldn't be confusing, could it?

You can suppose that, but we don't write well by simply standing on the rules and accusing the reader of faulty interpretation. The language is too full of ambiguities to become complacent.
