I'd go for the house option. Reason being that in today's economic climate you can drive a harder bargain regarding the price you have to pay, and the choice of properties is vast.

Entering a business nowadays is fraught with risk, and should you need to turn to the bank's for short-term financing the interest rates are crippling. If the business is not a success you could even end up losing your home.
